The Primary - Coolbellup School Sites Redevelopment Project

Project: The Primary

Client: DevelopmentWA and Lendlease

Background: During her employment at Lendlease, Development Director Felicia was provided the opportunity to plan and deliver three (3) redevelopment sites (previously primary schools) of approximately 4ha each in size (total 168 lots across three unique development sites) in the locality of Coolbellup during her employment at Lendlease.

Although small (three sites of 4 hectares per site), the sites were subject to highly complex planning issues, community resistance and contamination.

The three sites, aptly known as ‘The Primary’, ‘The Playground’ and ‘The Assembly’ were highly successful projects, resulting in unprecedented profit for the project partners.

Designed and developed with the community and environment in mind, the first two school sites (which Felicia was the lead on), The Primary and The Playground saw huge success with both projects selling out at release.

Deliverables: Felicia was solely responsible for all facets of the project including:

·      transactional negotiations

·      planning design and outcomes

·      contamination management

·      program management

·      implementation of best-practice sustainability initiatives

·      community engagement

When first allocated to the project as lead development manager, Felicia reviewed all planning and delivery programs and strategies and identified key issues which she individually managed and resolved through active problem-solving and application of strategic thinking.

The projects saw significant success and continue to be well received within their local communities and by the development industry.

The Primary has been recognised by UDIA within both the State and nationally winning the following award:

  • The Primary - UDIA Awards for Excellence 2015 – Winner of ‘Residential Development under 250 Lots’.
